3 Reasons To Consider Replacing The Roof On Your Home

The roof on your home is pretty durable, but depending on the material used on your roof, you may have to replace it at some point along the way. You may want to consider replacing the roof with a different material next time and the reason you are replacing it may dictate the amount of work you have to do and how extensive the job will be. 

Missing or Damaged Shingles

One of the most common reasons to replace the roof on your house is if there is damage to the existing roof. On shingle roofs, that could be sections of shingles that are missing or heavy damage from tree limbs, weather, or time. Asphalt shingle will last twenty to thirty years if they are installed correctly, but as they reach the end of their life, they can start to rot and come loose from the roof. 

The rule of thumb is if you start to find shingles on the ground around your home, or if you can see missing shingles on the roof, you need to have a roofer inspect the condition of the roof.

Sagging Roof Lines

Another indication that it is time to consider having a new roof put on your home is a sagging roof line. If you can look at the roof from the ground and see it sinking in the middle, there is probably some rot under the shingles that needs addressing. Call a roofing company to have them check the roof and the rafters under for damage.

If there is damage to the plywood or rafters under the shingles, the entire roof will have to come off so the roofers can replace it all and install new roof shingles. If you are considering changing to a shake roof or a tile roof, this is the time to do it. Upgrading to tiles may require adding more strength to the structure, and if the roof is torn off anyway, you might as well have all the work done at the same time.

Updating the Look of the House

While it might not be very common, there are times when replacing the roof on a house is all about the aesthetic of the building. If the house is being renovated and the style of it changed significantly, the roof may need an upgrade to match the rest of the home. If the home is old enough to need a renovation, the roof is most likely old enough to benefit from an upgrade. The options for roofing materials and styles are grown all the time, so talk with your contractor about what will work and pick something that is going to look good and last as long as possible.
